A torsion spring is rated in cycles, not years. On an average Naples home the door goes up and down three or four times a day, and a standard 10,000-cycle spring gets you six or seven years. Then one morning it lets go.
Two minutes on the phone and you will know what is wrong and roughly what it costs.
It is the largest opening in most Florida homes and the one most likely to fail in a storm. When it goes, the pressure that floods the garage is what lifts the roof. Here are the numbers, plainly.
An ultimate design wind speed of 170 mph. In practice that means coastal openings here are specified around ±40 to ±50 psf, against roughly ±20 to ±30 psf inland. A door rated for Orlando is not a door rated for Naples.
Under ASCE 7-16, any area at or above 140 mph is in it, regardless of distance from the water. Golden Gate Estates, Ave Maria and Immokalee are in it exactly as much as Marco Island. If someone tells you impact protection is a beachfront issue, they are reading an old map.
That is Miami-Dade and Broward. A Miami-Dade Notice of Acceptance is a genuine upgrade here, but what the code actually requires in Collier is a valid Florida Product Approval for your opening. We quote what the code requires and let you decide if you want more than that.

Florida’s wind mitigation inspection uses form OIR-B1-1802. For the opening protection credit the inspector checks every opening in the house — windows, entry doors, skylights and the garage door. There is no partial score.
So a homeowner who spent $40,000 on impact windows and left a 1998 garage door on the front of the house gets nothing for it. Replace that one door and the entire credit comes back, typically $400 to $1,200 a year off the windstorm portion of the premium.
Since April 2026 the form also requires photo documentation of each rated component. We photograph the label, the approval number and the installed door, and hand you the file for your inspector.
Wind-rated garage doors are an eligible upgrade under the state grant program. Low-income households can receive up to $10,000 with no match. Moderate-income households get a 2:1 match, so $5,000 of your own money unlocks the full $10,000.
The home has to be insured for $700,000 or less and built before January 1, 2008. Funding runs in cycles and waitlists are normal — we will tell you where the program actually stands when you call, rather than promising money that is not there.

In the Naples area a single torsion spring typically runs $200 to $350 installed and a pair runs $250 to $450. A high-cycle upgrade costs $350 to $600 and lasts roughly two to three times longer, which is usually the better buy on a door you cycle several times a day. If one spring of a matched pair has broken, replace both — the second is the same age and will go within months.
You should not. The springs, not the opener, carry the weight of the door, and a double door weighs 150 to 250 pounds. With a broken spring that weight is unsupported, and a door that is propped or forced can come down hard. Pull the red emergency release only if you must move a car, keep everyone clear of the opening, and do not leave the door standing open.
Yes. Replacing a garage door in Collier County is permitted work, and the permit is what puts a wind-rated, product-approved door on record for your home — which is exactly what your insurer wind mitigation inspector needs to see. Permit fees generally run $150 to $285. We handle the filing as part of a full replacement.
Look for a permanent label on the inside of the door, usually on the end stile of one of the sections. It should list a design pressure in psf and a Florida Product Approval number, and on impact-rated doors a reference to ANSI/DASMA 115. If there is no label, or the door predates 2002, assume it is not rated. We check it on a service call at no extra charge.
It can, substantially, but only as part of the whole house. The Florida wind mitigation credit for opening protection is all or nothing: every opening has to be protected, so one unrated garage door cancels the credit for the entire home. Where that garage door is the last gap, closing it typically returns $400 to $1,200 a year on the windstorm portion of the premium.
